Position Overview
The Director of Repairs & Maintenance provides executive-level oversight of the Repairs and Maintenance Department across all company properties and store locations. This role is responsible for the strategic leadership of a large, multi-disciplinary team that includes a Procurement Specialist, Inventory Clerk, Dispatcher, Technicians (HVAC, electrical, plumbing, and general building repairs), and a Project Manager/Coordinator overseeing new development initiatives.
The Director ensures that all maintenance operations run efficiently, that preventative maintenance programs are established and executed, that inventory and parts procurement are properly managed, and that all active repair and development projects are completed on time and within budget. This is a senior leadership role that demands exceptional organizational ability, strong business acumen, and the capacity to manage a diverse team across multiple locations simultaneously.
Duties & Responsibilities
Strategic Leadership & Department Management
- Provide overall direction, leadership, and accountability for the entire Repairs & Maintenance Department.
- Establish departmental goals, performance standards, and operational procedures aligned with company objectives.
- Conduct regular store and property visits to assess maintenance quality, ensure standards are being upheld, and identify areas for improvement.
- Foster a culture of accountability, safety, professionalism, and continuous improvement across all teams.
- Report directly to senior leadership on departmental performance, project status, budget utilization, and key operational metrics.
- Ensure full compliance with OSHA regulations, company policies, and all applicable codes and standards.
Team Oversight & Personnel Management
- Directly oversee and manage the following roles within the department:
- Procurement Specialist – responsible for ordering parts, smallwares, and construction inventory.
- Inventory Clerk – responsible for receiving inventory and managing its distribution across store locations.
- Dispatcher – responsible for coordinating and scheduling technician assignments, service calls, and managing the preventative maintenance schedule across all properties and locations.
- Technicians – including HVAC/refrigeration, electrical, plumbing, and general building repair specialists.
- Project Manager/Coordinator – responsible for overseeing new development and construction initiatives.
- Delegate work appropriately across all team members, ensuring high-priority issues are addressed first and resources are allocated effectively.
- Recruit, onboard, evaluate, and develop department personnel.
- Review and approve technician payroll hours, monitor overtime utilization, and ensure labor costs remain within budgeted parameters.
- Conduct regular performance evaluations and implement corrective action or professional development plans as needed.
Operations & Administrative Management
- Dispatch, Workflow & Preventative Maintenance: Oversee the Dispatcher to ensure technicians are deployed efficiently based on urgency, skill set, and location; ensure a comprehensive preventative maintenance schedule is in place across all properties, with all tasks completed on time, properly documented, and continuously refined to reduce equipment downtime and repair costs.
- Procurement & Inventory: Oversee the ordering, receiving, and distribution of all parts, smallwares, and construction materials; monitor inventory levels across locations and conduct regular inventory counts to ensure accuracy, accountability, and uninterrupted technician operations.
- Project & New Development Oversight: Oversee the Project Manager/Coordinator in the planning and execution of all new development and construction projects, ensuring timelines, budgets, and contractor proposals align with company standards and financial targets.
- Financial Management: Develop and manage the department’s overall budget, including labor, parts, inventory, and capital expenditures, while identifying opportunities to reduce costs without compromising quality or safety.
- AI-Assisted Tracking & Reporting: Utilize AI-powered tools to monitor and manage maintenance ticketing, track the status of open and completed work orders, generate performance and compliance reports, and ensure maintenance activities across all locations are accurately recorded and readily accessible to department leadership.
- Maintain organized records of all maintenance activities, service histories, work orders, and project documentation; synchronize departmental workflows with other internal departments to minimize disruption to store operations.
Qualifications & Requirements
- College or University degree required; a degree in Construction Management, Facilities Management, Engineering, or a related field is strongly preferred.
- Significant experience in construction, project management, or a related field required.
- Significant experience in facilities or multi-site maintenance management required.
- Demonstrated ability to lead and manage a large, diverse, multi-disciplinary team.
- Strong understanding of HVAC/refrigeration, electrical, plumbing, and general building systems.
- Experience managing departmental budgets, payroll, procurement, and inventory operations.
- Experience in the restaurant or hospitality industry is an asset.
- Must be available to work extended hours, weekends, and holidays as operational needs demand.
